Nice article! Gentrification is an interesting beast, without it you get some really rough and poor neighbourhoods, but if it’s done well (ie, part of a neighbourhood) the local economy is raised, there’s still plenty of affordable housing in the vicinity and everyone lives happily ever after. Unfortunately, many gentrified suburbs reach this point then go into overdrive.
